Keen interest in new estate
INFRASTRUCTURE work, including drainage and flood resilience for the new Innisfail Estate residential development is well underway, in preparation for the construction of new homes on 48 lots in stage one of the project.

The estate along the Johnstone River at Eaton – between the Innisfail CBD and Flying Fish Point – is planned to eventually contain up to 600 residential lots.
Initial road grading and the layout for footpaths are part of the current phase which Cassowary Coast Regional Council says is to ensure the site is “build-ready” for residential construction.
Council was able to secure $10.3 million in federal funding for the infrastructure in early 2025 and while no building applications are yet in the system for any of the initial stage land blocks, a spokeswoman says they’re expecting strong interest.
“Applications are usually lodged once the infrastructure like roads, water, sewer, drainage and power are in place, and once blocks are sold and titled,” the spokeswoman said.
“With strong growth and ongoing interest in the area, council expects to see applications come through as the development moves forward.”
The development is being marketed by Nick Pervan Realty.
Recent data shows significant land sales in the surrounding Eaton and Innisfail Estate areas, with prices for nearby residential blocks ranging from $115,000 to over $300,000 depending on size and elevation.
Cassowary Coast Mayor Teresa Millwood told The Observer the area will help meet the region’s growing residential needs.
“There has been strong interest shown in potential buyers of blocks once they are established,” she said.
“This project is important for our community’s future. Council is making sure we have everything in place to properly support delivery of this project, and we will continue to keep the community informed as it progresses.”
Council says since the funding announcement, it has been “undertaking the required planning and approval processes associated with delivering a project of this scale and complexity.”
“The project is being progressed in line with funding conditions and council’s governance frameworks.”
