School for sale
INNISFAIL’S old state high school site is on the market and is being publicised as an “exceptional commercial development opportunity.”

The huge site in Stitt Street – 8.9 hectares at a prime location close to the centre of town – is listed at $4.5 million.
The land and buildings were sold into private hands after the state high school moved to a new location on Flying Fish Point Rd to become part of the new Innisfail State College in 2010.
There are four current leases on the site including to the RAM recreational centre and Church of Jesus Christ of Latter-Day Saints (LDS), and despite the condition of some of the old unoccupied school buildings, the agent says the existing structures can be refurbished.
“Spanning an impressive 8.9 hectares with about 2,000 square metres of existing floor area, (some refurbished and tenanted, and some ready to refurbish and lease) this development site provides the canvas for your vision to take shape,” the listing details with ‘@realty’ said.
“The site’s commercial zoning opens doors to numerous development possibilities, whether you’re envisioning retail spaces, office complexes, industrial facilities, or residential communities,” the listing added.
“The generous proportions allow for multiple development scenarios, from residential subdivisions to mixed-use commercial ventures, giving you the flexibility to maximise returns in this sought-after location.”
There’s a strong push to make any interested developer aware of the high demand for residential blocks in the area.
“The council has indicated that it would look favourably on a 40-lot subdivision on part of the property,” the listing pointed out.
“Recent sales in the area would indicate about $200,000 per lot.
“The locality offers a perfect blend of natural beauty and urban convenience, bounded by the pristine Johnstone River system that creates a unique waterfront atmosphere.
“This positioning provides future residents or tenants with stunning river views while maintaining easy access to all essential services and amenities.”
The @realty agent handling the listing said there had been “good interest” in the property so far.
Cassowary Coast Regional Council, while not commenting specifically on what the site’s future use should be, said it would look at any proposals with interest.
“Council supports appropriate development that contributes positively to the Cassowary Coast and we actively work with proponents to help them understand planning requirements and progress proposals where they are compliant,” a council spokeswoman said.
“If private owners bring forward a concept for the former school site, council can provide pre-lodgement advice and assess any application in a timely, transparent way against the planning scheme and relevant referral agency requirements, with opportunities for community input where required,” she added.
“Council’s ownership is limited to a small area on the eastern side, and council is proud to make this land available under lease to the Johnstone River Landcare Group, a highly regarded community organisation delivering excellent environmental programs.”
